I am a former tenant of Sugar Homes in Groningen and had to realize that Groningse Panden makes every effort to earn the label of "abusive landlord". In fact, and this is not a frivolous accusation, I have evidence that they are acting criminally on many issues, and that they are taking advantage of the fact that Sugar Homes is inhabited by international students who are unfamiliar with the Dutch legal system and who, because of language problems, find it more difficult to obtain legal information or advice.
After hearing that they unlawfully withhold former tenants' deposit repayment and force them to pay exorbitantly high additional energy costs without any legal basis whatsoever, I can't help but share my experience. (Background: Tenants at Sugar Homes pay fixed energy prices and never get a refund measured against their actual consumption, which would not even be possible because there are no individual meters installed; and as fixed energy prices are "fixed", an increase in energy costs is illegal – Groningse Panden, however, blatantly ignores the unambiguous ruling of Art. 7:259 para 2 Burgerlijk Wetboek and demands multiple illegal payments from the tenants).
Already my very first impression of Groningse Panden was very negative: The company brazenly takes advantage of the plight of students searching for a place to live at the beginning of a semester. When I contacted them in mid-August 2020 to ask whether they have free studios left from 1 September onwards, they urged me to sign a contract dating back to 1 August 2020, which meant that I had to pay a whole month more than I wanted/needed (they told me that if I weren’t willing to sign the back-dated contract, I would not get the flat).
The frustration grew when I entered the apartment for the first time. Even though they take a cleaning fee of 50€/studio when a tenant moves out, the studios are obviously not cleaned when you move in (for pictures, see link at the end of this post).
Further unpleasant experiences followed: For instance, they simply gained access to the flat without prior consultation and asking for permission. Once (on 10 September 2020) I was in the bathroom at eight in the morning and when I came out, a workman was standing in the studio screwing on the heating. When I noticed this unlawful penetration of my studio (an act of “huisvredensbruik”, art. 138 Wetboek van Strafrecht), I sent them a formal complaint. They never excused for what happened, let alone responded to the complaint I sent them.
It is almost superfluous to mention that the quality of the apartments is miserable. They are extremely dirty; a massive health hazard emanates from the enormous mold infestation inside the containers (for pictures, see link at the end of this post).
The location of the apartment is terrible. As a cyclist and pedestrian you can only connect to normal road traffic by crossing a long stretch on a muddy slush path, where you at least get your clothes dirty, but in case of black ice you can also slip and seriously injure yourself.
A slimy layer of moss and algae has formed on the wooden paths around the containers, making them dangerously slippery when wet.
The studios are neither insulated against cold or noise. In winter, the temperature inside the containers drops into single-digit Celsius degrees. Due to the close proximity to the highway, the noise level is extremely high. Noise pollution is even worse because there are slots in the windows that cannot be closed.
None of this bothers landlord Groningse Panden. In response to numerous legitimate complaints from tenants, Groningse Panden has forgotten any measure of decency and respect. Particularly the emails by Mr Marcel van der Lyke (hi I know you're reading this) cannot be outdone in insolence and disrespect (example: “I want to create the right expectation and that is as follows: We are not a hotel” etc.).
Shame on you.

Typische pandjesbaas. Verlengt tijdelijke contracten niet om zo een veel hogere huur te kunnen vragen aan de volgende bewoner. Zeer wantrouwend tegenover huurders. Onbeschoft in communicatie naar de huurder. Telefonisch onbereikbaar, telefoniste weigert door te verbinden en gooit na protest gewoon de hoorn op de haak. Technische gebreken aan het huis worden niet verholpen, of ze worden wel verholpen waarbij de oorzaak zo wordt verdraaid dat de huurder voor de kosten opdraait. Ook wordt de huurder verweten dat die zich aanstelt als die bijvoorbeeld klaagt over geluidsisolatie of slecht binnenklimaat. Brengt 'luxes' aan in appartementen zodat een hogere huur gevraagd mag worden dan gerechtvaardigd zou zijn voor een woning van dat formaat. Laat huurders maandenlang zonder werkende lift wonen en stelt daar geen compensatie tegenover.
Heb sterk het gevoel dat de positieve reviews op deze site zijn geplaatst door medewerkers van het bedrijf zelf, want ik ben nog nooit een huurder tegengekomen die wél tevreden is over Groningse Panden.

Deze review schrijf ik anoniem omdat ik anderen wil waarschuwen voor dit bedrijf. Ze doen er maanden over om iets op te lossen en je wordt niet serieus genomen. Er worden valse beloftes gedaan waar ze nooit meer op terug komen en je krijgt je borg deels niet terug omdat ze toch wel een mankement weten te vinden voordat ze jou normaal verzoeken terug te keren naar het pand om dit te herstellen. Onbeschofte medewerkers en onprofessioneel op gebied van communicatie. Jammer dat het zo moest gaan.
